| For decades, the residential real estate industry has espoused the benefits of the provision of client level/fiduciary duties for those in the process of buying and/or selling a home. However, as explained in a 2019 publication entitled “The Agency Mess”, for those same many decades, there has been a great deal of consumer confusion relative to how all of that is supposed to work. |

| Having seen that confusion, firsthand, as a lawyer, I figured that there had to be a way to cure that problem. That is why my wife, Diane and I founded PRAEDIUM Real estate Services in 1995. |

| At PRAEDIUM, we believe in clarity of roles and transparency of process for each one of our clients. We NEVER engage in Dual Agency! Much like a law firm operates, PRAEDIUM will NEVER represent opposite sides (e.g. seller-buyer) in the same transaction. |
